July 18, 2000 <br />City of Little Canada <br />City Planning <br />515 Little Canada Rd. <br />Little Canada, MN 55117 <br />RE: Answers to questions required from state law for granting variance <br />To Whom it May Concern: <br />Answer question 1: The strict enforcement of the city's ordinances would cause undue <br />hardship for us because it will not allow us to have adequate garage space. Renting a <br />garage is not a realistic option for us because the things we plan on storing in the garage <br />will be used frequently. These items will include a boat, snowblower, riding lawn <br />mower, snowmobiles, four wheeler, tools and other miscellaneous items. This would <br />eventually lead to clutter being left in the yard. Our property is very unique and does not <br />allow very many options for house and garage placement. The attached gazage cannot get <br />bigger because the existing well and septic are in conflict. We have spent exhaustive <br />hours working with our builder, architect and surveyor to create the most logical and <br />sensible layout which has the most positive impact on the neighborhood. This variance <br />will not alter the essential character of the azea especially since we are just replacing an <br />old and decapitated structure with a brand new structure. Our detached garage will have a <br />nice stucco exterior which will match our home. <br />Answer question 2: We believe the variance would keep the spirit and intent with the <br />setback ordinance for the following reasons: Typically a property line running parallel <br />with the street runs about ten feet off the edge of the street. Our proposed garage is about <br />thirty feet off the edge of our private drive. This allows adequate easement space for <br />utilities, snowplows, etc.. The garage is very much sheltered by a row of arborvitae's <br />along our private drive and we plan on adding shrubs along the three sides of the gazage. <br />Since the garage is built into the side of a hill, it will have a discreet appeazance.
