MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 14, 2000 <br />ARCHITECTURAL The Commission reviewed the proposal by Gopher Electronics for <br />REVIEW - both interior and exterior improvements. The City Planner noted that <br />222 LITTLE Gopher Electronics is adding one exit door to their building and may <br />CANADA ROAD - be doing some modifications to another exterior door. The majority <br />GOPHER of building improvements are internal. There may also be an awning <br />ELECTRONICS added at one of the exterior doors. <br />The Planner noted that architectural review is required when <br />improvements to the building exceed 10% of its value. At this time <br />Gopher Electronics is not sure it will exceed that 10% threshold. <br />However, rather than delay the improvements to their building, they <br />wanted to go forward with architectural review. <br />Mr. Knudsen recommended approval of the architectural review for <br />Gopher Electronics at 222 Little Canada Road subject to compliance with <br />the recommendations of the City Planner noting that the Commission is <br />not recommending any exterior changes over what has been proposed by <br />Gopher Electronics at this time. <br />Motion seconded by Montour <br />Motion cat'ried 7 - 0. <br />PRELIMINARY The City Planner noted that the Commission had previously approved the <br />& FINAL PLAT Preliminary Plat for Country Side Terrace as was proposed by Dick <br />COUNTRY SIDE Biagini. Due to health reasons, Mr. Biagini was not able to get the Final <br />TERRACE Plat processed and recorded within the six month timeframe allowed. <br />Therefore, both the Preliminary and Final Plat are back for approval at this <br />time. <br />Elaine Zoch, Condit Street, asked if the proposed building would have the <br />same mix of office and warehouse use. The City Administrator reported <br />that the original proposal called fora 12,000 square foot building that had <br />office/warehouse use. Mr. Biagini has indicated that the building may <br />now be strictly office use. However, given that the building is not leased <br />at this time, it is difficult to estimate the mix of uses. The Administrator <br />noted that the exterior of the building will not change over what was <br />previously proposed. The Administrator also noted that there was an issue <br />with the berm on the west side of the building. Mr. Biagini has not yet <br />addressed the berm given his health issues. However, this matter will be <br />addressed soon. <br />
