MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 14, 2000 <br />The Planner asked why stucco was limited in use in the I-P District. The <br />Planner replied that it was limited because it is the one type of masonry <br />exterior that works on metal buildings. The City did not want to <br />encourage metal buildings, therefore, stucco was limited. <br />Mr. Carson recommended approval of the Variance from the side yard <br />setback requirement of fifteen (1 S) feet, allowing a five (5) foot setback <br />for the building addition, given that the existing building is currently five <br />(5) feet from the property line and subject to compliance with the <br />recommendations of the City Planner. <br />Motion seconded by Knudsen. <br />Motion carried 7 - 0. <br />O'Connel acknowledged the Commission's concern for precedence in <br />granting a variance request, and asked if the Commission can consider <br />these requests on a case-by-case basis. <br />Keis pointed out that the issue is one of consistency and enforcing a <br />standard set of rules. Montour pointed out that under the same set of <br />conditions, the City would have to grant a similar Variance to any <br />property owner making the request. <br />Mrs. Elaine Zoch, Condit Street, indicated that the Suburban Auto <br />property has always been well-maintained and has been a good neighbor. <br />Therefore, she did not oppose the Variances being requested. <br />Mr. Montour recommended approval of a Variance from the building <br />materials requirements of the I-P District for 2989 Country Drive, <br />Suburban Auto, allowing the expansion of an existing metal building and <br />allowing the use of stucco in finishing the building based on the following <br />criteria: <br />*The location of the building addition cannot be viewed from <br />Country Drive or South Owasso Blvd. and there will be limited <br />view of the addition; <br />*Should the property to the south be redeveloped in the future, <br />the Suburban Auto property owner would have to install a <br />privacy fence/screening along that property line; <br />*The Commission feels that aesthetics is an important issue which <br />should be considered in this application, and the Commission <br />wants to see a continuity of building materials used on this <br />building and conformance to the ordinance would create an odd- <br />
