MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 2000 <br />Biagini pointed out that he has warehouse area in his building to the south. <br />This warehouse is not air conditioned and he keeps his doors open during <br />the summer. Biagini reported that this has not caused a problem for the <br />neighborhood. Biagini pointed out that the proposed building has the <br />overhead doors on the north and south. Therefore, the residential <br />neighborhood to the west will not be exposed to open doors during the <br />summer. <br />Carson pointed out that the original thinking was that this are along <br />Country Drive would be office development. The City Planner indicated <br />that the original expectation was fora 50/50 split of office and warehouse. <br />Knudsen asked what the contingent plan was if Simon Delivers does not <br />locate in this space. Biagini reported that he would continue on with the <br />development of the building. It would then likely be leased to multiple <br />tenants. Biagini also pointed out that the construction of the building is <br />such that it could be totally converted to office space. <br />Keis noted that nova brick is proposed to be used on the building. Biagini <br />reported that this is the same brick that was used on this building to the <br />south. The exterior of the proposed building will match the one to the <br />south. The only difference is the use of overhead doors on the north <br />building. Windows have been added into this northern building for the <br />purpose of matching the southern building as closely as possible. <br />Duray asked about screening from the property to the north. Biagini <br />reported that he has added 13 more trees than what was requested on the <br />north and 10 to 14 more trees along Condit from what was first approved. <br />He has also made the berm higher. <br />Keis pointed out that the City Planner is recommending additional trees on <br />the north and the south. The City Planner indicated that the landscape <br />plan submitted appears to be appropriate. Additional trees have been <br />suggested on the south, however, to improve the aesthetics between the <br />two buildings. <br />The City Planner noted that the emphasis for this PUD District has been <br />office space. Given that emphasis, he felt it would be appropriate for the <br />Commission to state why the proposed warehouse use would be <br />acceptable while other predominantly warehouse space would not. The <br />Planner suggested that given Simon Delivers utilizes very few semis as <br />well as small trucks for retail deliveries and is not a wholesale business <br />may be three reasons for the Planning Commission to utilize. <br />
