MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 2000 <br />Biagini suggested that the building is actually an office/tech building. He <br />noted that a computer assembly business would be a likely user of a <br />building like this rather than a contractor's shop. <br />Keis indicated that his concern is what will happen with the building is <br />Simon Delivers vacates the site. Once the building is constructed for <br />90/10 warehouse/office, almost anything could go in the building. <br />The City Planner indicated that his concern would be with 60 semis in and <br />out of the site each day. This is why the Commission should establish <br />why the Simon Delivers use is different from another warehouse use. <br />Knudsen suggested that given the Internet economy as well as the freeway <br />access for this location, the City will be faced with similar uses and a use <br />like Simon Delivers will become more and more common. Knudsen <br />agreed there was the need to differentiate this warehouse use from the <br />warehouse use that has heavy, intense commercial semi traffic. <br />Biagini felt that the City should consider potential uses of the site on an <br />individual basis as they are proposed. <br />Carson suggested that there will be approximately 10 feet of the trailers <br />sticking out of the building and felt this will not be aesthetically pleasing. <br />Biagini felt that the trailers would not be visible given the screening of the <br />site as well as elevations. <br />Knudsen asked if the Commission was being asked to approve the Simon <br />Delivers use. The City Planner indicated that he has reviewed the PUD <br />amendment for the Simon Delivers use. The Planner suggested that <br />another use would revert back to the 50/50 office/warehouse split <br />previously approved. The Planner noted that the 50/50 office/warehouse <br />split has been applied in considering proposals for this area. <br />Biagini pointed out that Simon Delivers will have a maximum of 32 <br />employees and 12 delivery van drivers working from this site. He <br />indicated that he could build a building with a 50/50 office/warehouse <br />split that had 80 employees and much more traffic than Simon Delivers <br />will generate. <br />Carson suggested that Simon Delivers would be more appropriately <br />located in Ryan Industrial Park or along Spruce Street. The City Planner <br />indicated that this use would be permitted in the Industrial Park District. <br />Elaine Zoch indicated that they do not want to see wood chips used on the <br />berm. The wood chips are ending up in the street and this is a problem. <br />
