MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 2000 <br />Keis indicated that he was not comfortable with a 90% warehouse <br />building. He had concerns about appearance of the building, noting that <br />this is not an industrial area. Keis also had concerns about traffic in and <br />out of the site. He noted that the trailers would be sticking out of the <br />building from 10 to 20 feet. He also expressed concern about the <br />overhead doors being open during summer months, and noted that all this <br />will be visible to people driving on Country Drive. <br />Duray indicated that he had concern about the semi truck traffic, the noise <br />and fumes that these trucks will generate. <br />Knudsen pointed out that this is not a traditional warehouse building with <br />a lot of trucks in and out of the site. Knudsen pointed out that the building <br />to the south is aesthetically pleasing, and Biagini is proposing a similar <br />look for this building. Knudsen stated that he was more favorable <br />disposed to consider this type of building than a 50/50 office/warehouse <br />building that would have more semi truck traffic. <br />Biagini reported that he has about three semi deliveries per week to his <br />location in the southern building and that he keeps his overhead door open <br />in the summer. This has not caused a problem. <br />Keis pointed out that three semis per week were different from six per day. <br />Kraemer felt there should be some restrictions on the delivery hours to this <br />location. She suggested deliveries be restricted to between 7 a.m. and 9 <br />p.m. She also suggested that garage doors be required to remain closed <br />unless a truck was moving in or out of the building. <br />Carson again stated that this type of warehouse use belongs in Ryan <br />Industrial Park. He indicated that the building looks like a warehouse and <br />does not belong on Country Drive. The City has industrial areas where <br />warehouses should be located. <br />Montour pointed out that the exterior of the building will look like the one <br />to the south. <br />Carson pointed out that the building has 12 overhead garage doors. He <br />suggested that without the garage doors, the building was appropriate for <br />the area. <br />Elaine Zoch again requested that the berm be lowered. Keis suggested <br />that any action on the PUD amendment could include direction that Mr. <br />Biagini work with the City Planner and property owners to work out an <br />appropriate landscape plan for the area. <br />
