MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 2000 <br />The City Administrator agreed that there have been problems with weeds <br />on the berm as well as the instability of the wood chips. He agreed that <br />the developer and City Planner should work with the property owners to <br />determine an appropriate height for the berm as well as the landscaping of <br />it. <br />Knudsen recommended approval of the Amendment to Planned Unit <br />Development for Country Side Terrace Office Park as requested by Mr. <br />Dick Biagini subject to compliance with the following: <br />*The recommendations of the City Planner as outlined in his report dated <br />December 8, 2000; <br />*That Mr. Biagini work with the City Planner and Condit property owners <br />to come up with a good solution for height and landscaping of the berm <br />along Condit Street; <br />*That truck delivery hours be limited to between 7 a.m. and 10 p.m.; <br />*That the Simon Delivers warehousing use is distinguished from other <br />predominantly warehousing uses in that the trucking activity will be <br />predominantly smaller trucks, loading activities will occur predominantly <br />indoors, and delivery vehicles will provide services directly to the public <br />rather than commercial retailers; <br />*If Simon Delivers does not occupy the building, Mr. Biagini will be <br />required to come back before the Planning Commission and City Council <br />for approval before another tenant occupies the site; <br />*There will be no outdoor storage allowed on this property; <br />*Given the potential for noise concerns, the City reserves the ability to <br />require that overhead doors remain closed as necessary; <br />*Contractors fabricating shops are not an allowed use of this site. <br />Motion seconded by Kraemer. <br />Motion carried 5 - 2. (Keis and Duray voted against.) <br />MONTOUR Rick Montour thanked the Planning Commission for all their support and <br />& KRAEMER indicated that he looked forward to continuing to work with them in the <br />future. <br />Keis thanked Montour and Kraemer for their service on the Commission. <br />
