Min. reg meeting <br />Planning Commission <br />May 27, 1977. <br />GODDON PLAT The GODDON PLAT as presented is in all <br />cont. things hereby approved. <br />Ayes, a11, motion carried. <br />NORTH <br />STAR A plot plan and utility plan of the north star trailer <br />TRAILER court was presented. The plans indicated the water and se~oer <br />COURT connections, 24 ft. black top road, concrete curb and sidewalks. <br />Each trailer will be 14' x 60 and each trailer lot will be <br />50' x 90', with parking stalls for two cars. The plans submitted <br />did not indicate any landscaping of the area and the recreation <br />area. <br />The planning commission recommends that the <br />owner submit plans indicating recreation areas <br />and landscaping. <br />LAND USE MAP <br />Mr. Radford and Mr. Rada addressed the Planning Commission <br />regarding P.U.D. "areas and the densities pertaining to P.U.D. <br />It was their opinion that the P,U.D. is a good instrument <br />for development of property but it seems to appear at the present <br />to be a means for only apartment development. If this be the case <br />then the density of P.U.D. area should be the density of its <br />presnet coning, or change it to its principle use . <br />For example: <br />It a proposed area for P,U.D. development consist; <br />of 5 acres and is presently zoned r-1 only a 21 <br />unit apartment building would be aloud unles it <br />be rezoned. <br />(R-1 density;.. 10,000 sq ft per dwelling. <br />1 acre = 43,560 sq ft... 5 acres = 217,800 <br />1 apartment for every X0,000 sq ft. <br />217,800 sq ft = 21 unites ) <br />It was the opinion of Mr. Thoma that this type of zoning <br />would be economicaly impossible. <br />page 2 <br />
