Pr~pc~aal fir "Ccsnditianal ~a~ F~~rr~if" fear Rc~g~r ~ Mien Lillerna~en fir
prop~rfy lacated of 9~0 Ryan ~riv~, Liftle Canada M[V.
Insofar as the above named property has applied for a permit for "Major Automobile Re-
pair", we also hereby apply for a conditional use permit for "Open and Outdoor Storage".
We believe the named property is very well suited for Open and Outdoor Storage as it
has over 8,000 sq. ft. of asphalted area that would otherwise be unused. The stored
items (automobiles, boats, trailers, RV's, etc.) would be maintained in a neat and orderly
manner, all wheeled and easily moved. The ability to rent storage space would of
course help defray the costs of maintaining the property (taxes, insurance, etc.)
Response to items 1-17, under G. "Open and Outdoor Storage" 914.040
1: A business license for Outdoor Storage will be applied for.
2: The storage area in question occupies approximately 30% of the square
footage of the subject parcel. (8474 sq. ft. of 27,800 sq. ft.) See attached
drawings. (Diagram #2 Example of storage)
3: No storage will occupy any portion of the front or side yard between the build
ing and the street.
4: The storage area will be used/rented out only by the owner/tenants in
proportion to their occupancy.
5: The equipment stored will be either motorized or wheeled and capable of
being easily moved.
6: Any storage or shipping containers will meet the specified regulations.
7: All storage areas will be kept orderly, with 10 ft. access lanes, and no item will
be more than 50 ft. from an access lane (see attached drawings as an
example of possible storage arrangement).
8: Some stored vehicles (RV's) may be 10 it. in height, plus air-conditioning units
making them up to 12 ft. in height. (Variance required?)
9: The storage area facing the public right of way is fenced with chain-link
fencing with slats. (previously approved without landscaping)
10: Landscaping outside the existing slatted fencing is impractical, as most of the
fence abuts class 5 or asphalt. (variance required?) Owner would however
improve and maintain the existing landscaped areas (shrubs, trees and
grass).
11: Waste and recyclables will be stored in containers inside the building except
for pickup.
12: The storage area is paved with asphalt.
