the outdoor storage of RVs taller than 8 feet, planning staff would not recommend the <br />variance. <br />With regard to the landscaping, the purpose of the landscaping requirement is again to <br />minimize visual impacts from outdoor storage. Thus, the previous allowance for slatted <br />chain link storage areas was changed under the new ordinance to require more visually <br />appealing fencing materials, or require landscaping in front of such fences to screen the <br />fence (which many property owners desire for security). There do not appear to be any <br />unique conditions on this property that would create the required hardship justifying a <br />variance from this clause. Planning staff would recommend denial of this variance as <br />well. <br />Summary and Recommendation <br />The application complies with the most of the terms of the Outdoor Storage CUP <br />provisions, with the following additions and changes: <br />a. The applicant obtains the appropriate license. <br />b. The site plan is revised to show storage areas behind the front building line, both <br />from Ryan Lane and Spruce Street. <br />c. The applicant provides a revised site plan that illustrates where an additional <br />seven parking spaces would be located on the site in the event that such parking <br />is found to be needed. <br />d. The applicant agrees to stripe additional proof of parking area in the event that <br />such parking is found to be needed. <br />e. The applicant provide a revised site plan illustrating the proper fire lane, and <br />receives approval from the Fire Chief. <br />f. The site lighting is identified on the revised site plan. <br />g. The revised site plan is provided in time for the City Council approval. <br />h. The site plan is revised to show appropriate landscaping and screening in <br />accordance with the ordinance. <br />i.
