(b) Curb cut accesses shall constitute no more than fifty percent (50%) <br />or forty (40) feet, whichever is less, of the street frontage on any <br />one street. <br />(c) The subject parcel must have no less than one hundred (100) feet <br />of total street frontage. <br />(d) Curb cut accesses on the same parcel must be separated by no less <br />than forty (40) feet. <br />(e) Curb cut accesses shall comply with all other requirements of this <br />section, including but not limited to, setbacks and surfacing. <br />(f) The applicant for a second curb cut access shall provide additional <br />landscaping and/or alternative paving materials that help mitigate <br />stormwater issues raised by the additional impervious surface. The <br />City may require storm water management measure to resolve new <br />or existing drainage issues. <br />(g) The City Council finds that the parcel in question does not have <br />reasonably adequate area to provide fora "T" turnaround with one <br />curb cut access. <br />(h) The street in question is listed as a "minor collector" classification <br />or higher in the Comprehensive Plan, and is shown to have higher <br />levels ofnon-vehicular traffic. <br />k. Surfacing. <br />(1) All parking area plans shall be submitted to the city and are subject to the <br />review and approval of the Building Official. The Building Official may <br />refer the plans to other city staff for review. <br />(2) Driveway construction requires a permit, as established by Chapter 821 of <br />the Little Canada City Code. <br />(3) All areas intended to be utilized for parking space accessory to <br />commercial, industrial, and attached housing, including associated <br />driveways, shall be paved with asphalt, bituminous, modular pavers, or <br />concrete to control dust and drainage. Other paving materials may be <br />approved by the City Council. <br />(4) For construction of new single family homes (including reconstruction of <br />any home in which estimated construction cost is equal to, or greater than, <br />the assessed valuation of the existing building) in all R-1 and R-2 <br />districts, areas intended to be used for vehicle parking spaces and <br />driveways shall comply with the paving requirement in paragraph k.(3). of <br />this section. <br />(5) Paving of any existing unpaved driveway shall be required at the time of <br />construction of a new garage with access to the public street. <br />(6) Paving of any existing unpaved driveway shall be required at the time of <br />any driveway construction or reconstruction subject to the permitting <br />regulations of this section. <br />(7) Parking areas and driveways for existing garages and/or homes shall in all <br />cases be surfaced with a material suitable to control dust and drainage, <br />Little Canada Zoning Ordinance <br />General Provisions <br />903-23 <br />
