2. Side Yards: Interior side yard setbacks for both principal and accessory buildings <br />shall be required to be no less than ten (10) feet. In all cases, side yards abutting a <br />public right-of--way shall maintain a thirty (30) foot setback for all buildings. <br />3. Rear Yards: Not less than thirty (30) feet from rear property line, or edge of <br />delineated wetland. <br />905.060. BUILDING AND SITE DEVELOPMENT REQUIREMENTS. <br />A. Height. No structure shall exceed two and one-half (2 1/2) stories or thirty (30) feet, <br />whichever is least, except as herein provided. <br />B. Tree Preservation. No development shall be permitted to occur as a part of any new <br />subdivision or newly subdivided tot unless at least thirty (30) percent of the <br />predevelopment tree crown cover is retained. The City shall have the authority to consult <br />tree surveys or other data (such as aerial photos) to ensure compliance with this <br />provision. This provision shall apply in addition to other tree preservation and <br />replacement requirements of this ordinance. Where a developer has been found to violate <br />this provision, tree replacement for this section shall be required at a rate of one tree per <br />one hundred fifty (150) square feet of illegally removed crown cover. Trees utilized to <br />meet replacement requirements on the subject sit shall be six inch caliper size, minimum. <br />C. Impervious Surface. The following impervious surface requirements shall apply to the <br />development of all single family parcels in the R-1 Zoning District. <br />1. Thirty-five (35) percent maximum coverage, excluding impervious surfaces <br />measuring less than one foot in any horizontal dimension. This standard shall be <br />calculated based on all land which is not wetland and which is not below the 100 <br />year flood elevation of any waterway. <br />a. Where property owners can show compliance with all setbacks, buffer <br />distances and other dimensional standards of this ordinance, this coverage <br />threshold may be exceeded by Administrative Permit approved by the City <br />Engineer, subject to the following: <br />(I) Rain gardens or similar on-site drainage measures are taken to <br />reduce quantity of overall site run-off from the existing condition. <br />(2) Natural landscaped buffers are installed adjacent to any wetlands, <br />lakes, streams, or other natural waterways that are located on or <br />abutting the property. <br />(3) Pervious landscaping elements and other measures are employed to <br />minimize potential increases in impervious surfaces. <br />Little Canada Zoning Ordinance R-l, Single Family District <br />905-4 <br />
