13. All signing and informational or visual communication devices shall be <br />minimized and shall be incompliance with Section 903.110 of this Ordinance. <br />14. Provisions are made to control and reduce noise. <br />I5. No outside storage except as allowed in compliance with Section 911.040.D of <br />this Ordinance. <br />16. Sale or products other than those specifically mentioned in this subsection shall be <br />subject to a conditional use permit and be in compliance with Section 912.040.F <br />of this Ordinance. <br />17. All conditions pertaining to a specific site are subject to change when the Council, <br />upon investigation in relation to a formal request, finds that the general welfare <br />and public betterment can be served as well or better by modifying the conditions. <br />18. The provisions of Section 921.O10.C of this Ordinance are considered and <br />satisfactorily met. <br />19. A protective canopy located over the pump island may be allowed as an accessory <br />structure on the property and may be located twenty (20) feet or more from the <br />front yard or side yard property line, provided that adequate visibility both on and <br />off site is maintained. <br />M. <br />N. <br />Open or outdoor service, sale and rental as an accessory use provided that: <br />1. Outside services, sales and equipment rental connected with the principal use is <br />limited to thirty (30) percent of the gross floor area of the principal use. <br />2. Outside sales areas are fenced or screened from view of neighboring residential <br />uses or an abutting "R" District in compliance with Section 903.020.G of this <br />Ordinance. <br />3. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right-of-way or from neighboring residences and shall be <br />in compliance with Section 903.020.I of this Ordinance. <br />4. Sales area is grassed or surfaced to control dust. <br />5. The use does not take up parking space as required for conformity to this <br />Ordinance. <br />6. The provisions of Section 921.O10.C of this Ordinance are considered and <br />satisfactorily met. <br />Motor vehicle sales lot, provided that: <br />1. Outside services and sales are associated with a principal building of at least one <br />thousand (1,000) square feet of floor area. <br />2. The entire sales lot and off-street parking area is paved. <br />3. A minimum of three hundred eighty (380) square feet of sales area per vehicle is <br />provided. <br />4. Adequate off-street parking and off-street loading in compliance with the <br />requirements of Sections 903.050 and 903.060 of this Ordinance is provided. <br />5. A perimeter curb is provided around the sales/parking lot. <br />6. A strip of not less than five (5) feet adjacent to the public right-of--way shall be <br />landscaped and screened in compliance with Section 903.020.G of this Ordinance. <br />Little Canada Zoning Ordinance B-4, Comprehensive Business District <br />912-A-8 <br />
