913-A.040. CONDITIONAL USES. The following uses shall be allowed as conditional <br />uses, requiring a conditional use permit subject to the provisions of Section 921 of the Little <br />Canada City Code: <br />A. Group Day Care, subject to the provisions of Section 913.040.F of this Ordinance. <br />B. Manufacturing, Compounding, Assembly, Packaging, Treatment or Storage of Products <br />and Materials, provided that such use does not constitute a nuisance for nearby residential <br />properties due to noise, odors, lights, or other factors. <br />C. Public regulated utility buildings, utility cabinets or infrastructure, and/or similar <br />structures which are necessary for the health, safety, and general welfare of the <br />community, as allowed in the B-W District. <br />913-A.045. INTERIM USES. [Is this still a °desired atlowartce in the B-I District] <br />A. Open and Outdoor Storage, provided that: <br />1. Such use may constitute no more than ten percent (10%) of any parcel. <br />2. Storage area shall be screened from view of adjoining residentially zoned <br />property or public right of way per the standards of the I-P, Industrial Park <br />District. <br />3. Storage area shall not occupy any portion of the front yard area. <br />913-A.O50. LOT, SETBACK, AND BUILDING REQUIREMENTS. <br />A. Lot, setback, and height requirements for the "B-I", Business-Industrial District shall be <br />as prescribed in Section 914.050 and Section 914.060. of this Ordinance. <br />B. Building materials requirements shall be as allowed in the "B-W", Business Warehousing <br />District, except that buildings shall be constructed to reflect the residential architectural <br />character of adjoining neighborhoods, where applicable. <br />C. Buildings within the "B-I", Business Industrial District shall be subject to the procedures <br />and standards of the City of Little Canada's Architectural Guidelines for Commercial <br />Development (outside of the Rice Street/Little Canada Road area) as if the building were <br />to be located within any other "B", Business District, except that instead of the Planning <br />Commission, the City Planner shall review and approve the design, subject to appeal of <br />the City Planner's recommendation to the City Council. <br />Little Canada Zoning Ordinance B-I, Business Industrial District <br />913-A-2 <br />
