lot line. In no case shall a garden shed be located within thirty (30) feet of a public <br />right-of--way. <br />b. Upon approval of ~ conditional use permit, ona accessory building or garden shed <br />may be located within a side yard, but shall be no closer o the front line of a lob <br />than the front building line of the principal structure. The issuance of a <br />conditional use permit for location within the side yard shall be considered to be a <br />special exception, conditioned upon factors including, but not limited to, the <br />following: <br />(1) The accessory building or garden shed is screened from the view of the <br />public street with fencing and/or landscaping. <br />(2) The architectural appearance of the accessory building or garden shed is <br />reasonably coordinated with the principal structure. No corrugated metal <br />siding or roofing shall be allowed. <br />(3) Placement of the accessory building or garden shed shall not detract from <br />the appearance of the streetscape and shall be consistent with the character <br />of the neighborhood. <br />(4) The accessory building or garden shed complies with all other provisions <br />of this section. <br />(5) The provisions of Section 921 of the Zoning Ordinance are considered and <br />met. (This section differentiates Garden Sheds from other Accessory', <br />3. Accessory buildings in residential zoning districts shall not exceed fifteen (15) feet in <br />height, shall not be closer than six (6) feet to any other building or structure on the same <br />lot, and shall not be located within a public drainage, utility or access easement. Subject <br />to other provisions as contained in this section, accessory buildings, uses and equipment <br />may encroach into the required rear yard, but in no case shall an accessory building, use <br />or equipment be located closer than ten (10) feet to a rear yard or side yard lot line except <br />as may be specifically modified by this section or a specific use district. 6ardex-sked <br />4. No accessory building or detached garage for a single family dwelling shall occupy more <br />than twenty-five (25) percent of the area of the rear yard. The total floor area of a garage <br />and other accessory buildings for a single family detached dwelling shall not exceed one <br />thousand (1,000) square feet of floor area per lot, except by conditional use permit <br />pursuant to Section 921 of this Ordinance. In no instance shall the total floor area of a <br />garage and an accessory building for a single family dwelling exceed one thousand five <br />hundred (1,500) square feet. No Conditional Use Permit shall be issued for detached <br />accessory building or garage area of more than one thousand (1,000) square feet in which <br />the accessory building and/or garage exceeds ten (10) percent of the rear yard. <br />5.
