a. Permitted Accessory Structures. <br />(1) One (1) garage structure, whether attached or detached; <br />(2) One (1) recreational accessory building of no more than one hundred sixty <br />(160) square feet, and with no horizontal dimension of more than sixteen <br />(16) feet in length or width as a permitted use. For the purposes of this <br />ordinance, a recreational accessory structure shall be designed for <br />temporary and seasonal occupancy, but shall not include permanent <br />storage of materials. Examples of such structures shall include gazebos, <br />detached porches, or similar buildings. <br />(3) One (1) garden shed. <br />(4) One detached garage as a second garage on the property, under the <br />following conditions: <br />(a) The other garage structure is an attached garage. <br />(b) The proposed detached garage meets all of the conditions of <br />Section 903.020.D.2 of this Ordinance. <br />(c) The total of all garage and accessory structure space on the <br />property does not exceed one thousand (1,000) square feet. <br />b. Conditional Use Permit. Beyond the limitations of Section 903.020.D.4. and <br />903.020.D.5., the construction of an additional garage structure, an additional <br />accessory building, or an additional garden shed shall require the processing of a <br />Conditional Use Permit subject to the provisions of Section 921 of the Zoning <br />Ordinance. When a Conditional Use Permit is issued to exceed one thousand <br />(1,000) square feet of garage and accessory building area, the parcel shall not be <br />eligible for a detached garden shed as otherwise permitted by Section <br />903.020.D.S.a.(3). Any existing such sheds must be removed as a condition of the <br />Conditional Use Permit. <br />6. Outdoor swimming pools with a capacity of fifteen hundred (1,500) gallons or with a <br />depth of three (3) feet or more of water shall be fenced in compliance with F, 6. of this <br />Section. <br />Every single family dwelling unit erected after the effective date of this Ordinance shall <br />be so located on a lot that at least a two (2) car garage, either attached or detached, can be <br />located on said lot. <br />8. No accessory uses or equipment which generate noise such as air conditioning units or <br />condensers, generators, swimming pools, and the like shall be located in a required side <br />yard of a residential use or a use abutting a residential district. <br />Little Canada Zoning Ordinance General Provisions <br />903-6 <br />
