The <br />classroom building would be located within the existing parking lot area for a period of <br />up to three years. The applicant indicates that up to 40 students would occupy the <br />building, during daytime hours, Monday through Friday. <br /> <br />The site is zoned “PUD”, Planned Unit Development, and was a part of the PUD <br />rezoning that established allowed uses and limitations on the adjoining Drywall Supply <br />property, now occupied by Pallet Service Corporation. The primary purpose of the PUD <br />zoning district for this site was to manage the subdivision and redevelopment of the <br />property as it transitioned from a single user lumber yard to a subdivided multiple <br />occupancy property. Under the PUD, all businesses utilize a common access driveway <br />from Country Drive, but are otherwise independent sites. <br /> <br />When the PUD was adopted, there was a rezoning ordinance that established the PUD <br />zoning district, but referenced the land use plan in the City’s Comprehensive Plan – <br />primarily office, warehouse, and industrial uses in this area.
