Screening of storage area shall comply with Section 903.020.G, Required Screening, and <br />Section 903.020.F (Fences) of this Ordinance. <br /> <br />Staff recommends that no additional screening be required. <br /> <br />11. Waste or recyclable material shall be contained in a refuse container. All such containers <br />shall be stored within a screened enclosure located behind the front line of the building or <br />refuse container(s) may be located within the approved outdoor storage area subject to <br />compliance with the screening requirements in 914.040.G.9. <br /> <br />There is currently no screening for waste containers or dumpster enclosure on this <br />property, nor have any been required during construction or the previous CUP reviews. <br />Previous staff reports have indicated that the screening requirement was met from the <br />building itself. Dumpsters appear to have been previously located in various locations on <br />the property. Due to the type of waste that the applicant’s business will generate, staff <br />recommends the Council consider that a condition of approval would be to install a <br />locking dumpster enclosure on the property. The applicant has indicated that their liquid <br />waste is stored indoors. <br /> <br />12. The storage area shall be paved with asphalt, concrete, or other material approved by the <br />City Council. <br /> <br />This parcel is entirely paved. <br /> <br />13. The storage area shall not occupy any space required for conformity to the parking <br />regulations of the Zoning Ordinance. <br /> <br />There are currently 16 parking spaces in front of the building (includes 2 marked handicap) <br />and 21 parking spaces along the west side of the building. This meets Vehitech’s needs, <br />and if additional tenants move in, the property owner will need to ensure that there is <br />enough parking for all tenants. There is substantial room on the site for additional <br />designated parking spaces if needed. <br /> <br />14. The property, including buildings and exterior site areas, shall comply with all applicable <br />fire codes. <br /> <br />The applicant will need to do work on their space in order to make it work for their needs. <br />The Fire Marshal and Building Official will review the permit and plans to ensure the <br />property complies will all required building and fire codes. The drive aisle on the east <br />side of the building must remain open as a fire lane. <br /> <br />15. All lighting shall be hooded and so directed that the light source shall not be visible from <br />the public right-of-way or from neighboring residential uses, and shall be in compliance <br />with Section 903.020.I of the Zoning Ordinance. <br /> <br />No changes to lighting are proposed. There are no residential uses adjacent to this <br />property. <br />
