Name: Corrin Wendell
Date: December 14, 2021
Page: 4

H:\LTCANADA_CI_MN\0N1123140\2_Preliminary\C_Reports\Preliminary-Final Plat Review 1\Engineering Staff Review 1.docx

24. There is a symbol/block at the SE quadrant of Labore Road that appears to be connected to the
watermain. Is this a proposed hydrant? If so, provide more detail.
25. Include provisions in the plans for expected soil corrections along the off-street sanitary sewer
installation. The geotechnical report recommends removal of all peat & organic soils below and
above the sanitary sewer.

STORM SEWER
1. Include MH post markers should be specified for off-street manholes
2. Increase quantity of riprap at FES 1 and FES 10 to 20 CY each
3. Show watermain and sanitary sewer crossings in profile view. It appears these crossings result in
the flat storm sewer between CBMH 3 and CBMH 5. Increase pipe slope to 0.5%.
4. Modify wet pond / filtration basin design to include a berm between the two BMP’s, with a 12-
inch equalizer pipe between the two.
5. Specify draintile sizes in the plans.
6. Include 2 additional, parallel draintile segments within filtration basin (3 total).
7. Include a cleanout at the ends of street draintile runs.

STORMWATER MANAGEMENT
8. Rate Control – proposed runoff rates shall be less than the existing runoff rates.
a The proposed runoff rates are less than the existing runoff rates.
9. Volume Control – treatment of 1.1” over the new or reconstructed impervious is required. Filtration
is proposed due to soil conditions. RWMWD allows volume abstraction through filtration at a 55%
credit.
a Required Volume = 12,342 CF
b Provided Volume = 12,810 CF
10. Water Quality Treatment – 90% reduction in total suspended solids must be provided.
a The P8 model shows a reduction of 91%.
11. Outlet Structure – Pond #1: Draintile elevation of 870.0’ does not match Sheet 6 Storm Sewer Plan
elevation of 869.0’
12. A filtration bench is shown in the wet sedimentation basin. The elevation of the filtration bench
appears to be below the NWL. Please describe how the filtration bench will function while
maintaining the NWL.
13. HydroCAD – Pond #1: device #6 invert elevation does not match sand filter bottom elevation in
the plan set.
14. Freeboard and flood control requirements are met.
