CUP -Proof of Parking <br />Section 903.050.H.30 of the Zoning Ordinance allows for a reduction in the number of <br />parking spaces required to be constructed accessory to any use by approval of a CUP. <br />The applicant is required to demonstrate that the demand for parking is less than that <br />required by the Ordinance and that the required number of spaces could be constructed <br />on the site if needed at a later date. <br />The submitted site plan indicates 25 secured parking spaces and 14 unsecured parking <br />spaces on the subject site. The Zoning Ordinance requires auto repair businesses to <br />provide eight off-street parking spaces plus one additional parking space for each 200 <br />square feet of floor space over 2,000 square feet. The building located on the R & S <br />Automotive site is approximately 17,800 square feet in area. As such, a total of 78 <br />parking spaces are required. The submitted site plan demonstrates 39 existing parking <br />spaces, therefore, proof of parking is necessary for the remaining 39 spaces. The <br />subject site contains a little over an acre of vacant land which is used for various <br />outdoor storage activities and which could easily be converted to additional parking area <br />if necessary. <br />CUP -Outdoor Storaae <br />The applicant is requesting a CUP to allow for outdoor storage of vehicles and waste <br />containers as an accessory use to the auto repair business. The I-1 District allows for <br />accessory open and outdoor storage by CUP provided that the applicant demonstrates <br />compliance with the following conditions (staff comments are shown in italics): <br />1. The activity of outdoor storage shall require a separate business <br />license issued by the City of Little Canada. The applicant will <br />have to obtain this license. <br />2. The storage area in question occupies an area no greater than sixty <br />percent (60%) of the gross square footage of the subject parcel. It <br />appears from the site plan that no greater than 60% of the site <br />is proposed to be used for outdoor storage accessory to the <br />auto repair business. <br />3. The storage area shall not occupy any portion of the yard between <br />the front building line and the adjoining public street, or the side <br />building line and public street on a corner lot. All of the storage <br />area is behind the front building line. <br />4. The storage is utilized solely by those tenants of the principal <br />building in an amount proportionate to each tenant's occupancy of <br />said principal building. A portion of the property is proposed to <br />be used by six additional off-site businesses under an Interim <br />Use Permit. That request is further considered below. <br />5. The outdoor storage of equipment or materials, as defined by this <br />Ordinance, must be capable of moving under its own power, stored <br />on a trailer, stored within weather-proof containers, or other storage <br />arrangements as approved by the City Council.
