<br />In 2017 we made a substantial re-investment in this location to update our exterior signage with our <br />current sign package look and feel. In order to re-adjust to the new site orientation we will need to <br />make another significant exterior sign upgrade and are asking the city for approval of four key <br />components: <br /> <br />1. The closure of our existing Rice Street access point substantially negatively impacts us in being <br />able to direct people to our location. The closure of this access point is especially disruptive to <br />our business as the access that was removed is located on the AM traffic route which is our <br />primary customer for coffee sales and a primary reason this location was originally selected as a <br />prominent location for us. In order to allow and plan for the correct turning movements we will <br />need to increase visibility to our site and alert guests when they will need to turn. We feel that <br />additional building signage on the south side of the building is critical in letting guests know <br />where we are and when to turn when travelling north bound on Rice Street. <br />2. With the modifications to the exit ramps at Interstate 494 and the addition of two roundabouts <br />visibility to our site is severely diminished when travelling southbound along Rice Street. The <br />addition of a pole mounted pylon sign would help guide guests and alert them to turn at the <br />new roundabout at Country Drive in order to access the site when traveling southbound on Rice <br />Street. This sign becomes critical as if our guests miss this opportunity to turn at the new <br />roundabout at the re-aligned Country Drive the new median that is being constructed along Rice <br />Street will no longer allow a left hand turn into our site. This will lead to reduced sales at this <br />location and the addition of the pylon sign will help mitigate this loss. <br />3. With the re-alignment of County Drive traffic coming from the east is being split and diverted <br />creating new traffic patterns that our existing location will need to adapt to. This re-alignment <br />in particular necessitates additional building signage at the east side of the building as with the <br />new road alignment, eastbound traffic on Country Drive will need to know we are there prior to <br />coming to the new north access point or they will miss their chance and will not be able to get <br />back to our site when taking a left hand turn onto Rice Street due to the new median no longer <br />allowing a left turn into our site. We are also of the understanding that the new road is yet un- <br />named and it would be great if the city would consider naming this “Caribou Lane”, “Caribou <br />Way” or similar – this part is a nice to have not a have to have but we wanted to offer that as an <br />option for consideration. <br />4. Last we will need to invest in signage to address the new site access with additional directional <br />signage to help guests navigate from the new access points in and around the site efficiently.
