City of Little Canada 2-11 Land Use Plan <br /> <br />Land Use Plan Districts <br />The categories on the Land Use Plan map are described in the table below. <br />Please refer to the following two sections, Land Use Plan by District and Focus Areas, to learn <br />about possible locations of new development and redevelopment. Because the city is nearly <br />fully developed, locations of change tend to be small and isolated , the timing is difficult to <br />predict. <br />Table 2-4 <br />Land Use Plan Categories, Intensities and Corresponding Zoning Districts <br /> <br />Category Land Uses Zoning Districts <br />Lower-Density <br />Housing <br />Single-family homes. <br />The density range is up to 4 housing units per acre net of <br />wetlands and street rights-of-way. The minimum lot size in this <br />district is 11,000 feet and the minimum lot width is 85 feet. <br />R-1, Single-Family District <br />Medium-Density <br />Housing <br />One- to eight-unit residential buildings. Includes the three <br />manufactured housing communities. <br />The density range is approximately 4 to 10 units per net acre. <br />R-2, Medium Density <br />Residential District <br />R-4, Mobile Home Park <br />Higher-Density <br />Housing <br />All forms of attached housing ranging from approximately 10 to <br />29 dwelling units per net acre. Does not included detached <br />housing. <br />R-3, High Density <br />Residential District <br />Commercial Business providing retail trade or service for individuals or <br />businesses; seniors’ housing. <br />Expected floor-to-area ratios are forecast to average 0.20:1.0. <br />B-2, Auto-Oriented <br />District <br />B-3, General Business <br />Downtown <br />Multi-Use <br />Business providing retail trade or service for individuals or <br />businesses; group day care; seniors’ housing; commercial <br />recreation; auto service stations, etc. <br />Forecast shares: 80% commercial, 20 percent residential at 25 <br />dwelling units per acre. <br />B-4, Comprehensive <br />Business District <br />Residential- <br />Business <br />One- and two-family dwellings. By special permit: retail <br />businesses; professional offices; dwellings with four or fewer <br />units; mixed residential and non-residential uses; nursing homes; <br />housing for the elderly; rental halls. <br />Forecast shares: 60 percent non-residential, 40 percent <br />residential at 10 dwelling units per acre. The allowed range of <br />housing densities is approximately 4 to 10 units per net acre. <br />R-B, Residential Business <br />District <br />Industrial and Office Light industrial buildings, office buildings, office-showroom <br />buildings, office-warehouse buildings, manufacturing-related <br />warehousing, and aggregate stockpiling. <br />Expected floor-to-area ratios are forecast to average 0.15:1.0 for <br />industry and 0.25:1.0 for office buildings. <br />B-W, Business-Warehouse <br />I-P, Industrial Park <br />I-1, Light Industrial <br />I-2, General Industrial <br />Public and <br />Institutional <br />City buildings and facilities; schools; public utility sites and <br />corridors; places of worship. <br />Employees per acre will vary from 0 for utility properties to 22 for <br />office buildings. <br />P, Public District <br />Park and Open Space Public parks and public open space for environmental protection P, Public District <br /> <br />Wetlands, lakes and <br />streams <br />Publicly-designated wetlands; lakes and ponds; streams.
