City of Little Canada 2-10 Land Use Plan <br /> <br />Land Use Plan <br />The Future Land Use Plan is designed to organize the community so that housing, jobs and <br />public services can be provided in a balanced and sustainable manner. The plan is the <br />foundation of the zoning map and guides the plans for transportation, parks and public utilities. <br />Because Little Canada is a developed community, the map of future land use does not differ <br />significantly from the maps of existing land use and zoning. <br /> <br />Table 2-3: Acreage of Future Land Use <br />Land Use Acres Percent <br />Lower-Density Residential <br />Medium Density Residential <br />Higher-Density Residential <br />Downtown Mixed Use <br />Residential-Business <br />Commercial <br />Industrial and Office <br />Public and Institutional <br />Parks <br />Utility Sites and Corridors <br />Lakes and Ponds <br />Wetlands <br />Major Highways <br />Total <br /> <br />The Future Land Use Plan is designed to accomplish the established goals and policies for land <br />use planning through 2040. The Plan allows for property owners to make reasonable use of <br />their property within the context of changing markets and existing public infrastructure <br />including streets, sewer and water and stormwater control. As new development proposals <br />come forward and public investment needs and opportunities arise, long term planning goals <br />must be considered together with current conditions in order to determine the most efficient <br />and effective provision of City services. <br />The map also accommodates the growth in population, households and jobs presented <br />previously. <br />Goals and policies for the City’s Land Use Plan, presented in the following sections, are generally <br />to maintain and enhance existing uses while allowing for sensible redevelopment of <br />underutilized and deteriorating sites.
