City of Little Canada 2-14 Land Use Plan <br /> <br />Staged Infill Growth and Redevelopment <br />This section describes the general locations, types, amounts and timing of potential infill growth <br />and redevelopment, including relationships to the Local Sewer Plan and the city’s share of the <br />regional need for affordable housing for 2021 through 2030. <br />Locations Likely Available for New Development <br />Locations: Infill development and redevelopment are likely to occur in Planning Districts 2, 3, 4, <br />5, 6, 10 and 12 between 2018 and 2040. See the map below for the locations of those districts. <br />The following section, Land Use Plan by District, also describes locations and types of potential <br />development. Scattered changes may occur in other Planning Districts. <br />Types: Growth will include housing, retail or service business, and industry. Some of this <br />growth will be intensifying previous construction, some will be replacing previous buildings and <br />some will be construction on previously undeveloped sites. <br />Amounts: That potential growth has been included in Table 2-6, Forecasts of Population, <br />Households and Employment; in Table 2-5, Forecast of Acreage by Land Use Type 2020 to 2040; <br />and detailed in Table 2-6, below. If the 21-acre farm site in District 9 becomes entirely housing <br />instead of being equally housing and industry, these figures would change accordingly. <br />Timing: It is not possible to say with confidence when such growth may occur. Those decisions <br />are up to the private market. Because all necessary public infrastructure is in place, the City <br />cannot manage the timing of growth.
