City of Little Canada 2-18 Land Use Plan <br /> <br /> <br /> <br />Land Use Plan by District <br />The following are district-by-district descriptions of current development, land use planning <br />intentions, and potential locations of infill growth or redevelopment. Please refer to the district <br />location map on the following page. <br /> <br />District 1: North of I-694 <br />District 1 consists of a residential neighborhood north <br />of I-694 near Twin Lake served by Vadnais Boulevard <br />and Twin Lake Boulevard. <br />This neighborhood consists of single-family housing <br />and is mostly developed. The only property with <br />foreseeable potential for re-subdivision or <br />redevelopment is located along Twin Lake Boulevard <br />between I-694 and the Five Star Mobile Home <br />community in Vadnais Heights. <br />This area is subject to joint powers agreements between Little Canada and Vadnais Heights for <br />utilities in some areas, but sewer and water lines have not yet been extended to all properties. <br />However, utility extensions would be required for any additional subd ivision and/or <br />development. <br />Land Use Plan <br />The land use plan designates this property for medium density housing, which could <br />accommodate detached or attached housing such as 2’s, 4’s or townhouses in the range of 5 <br />to 10 dwelling units per acre. <br />As an alternative, the City could consider a higher density residential proposal if more of the <br />natural characteristics of the site were preserved. <br />Soil and ground water conditions may limit development. <br />A wall along the freeway reduces but does not eliminate noise. <br /> <br /> <br />For each district, clip and <br />insert a map of that district <br />from the following city- <br />wide map of districts. See <br />the 2008 plan as an <br />example.
