City of Little Canada 2-28 Land Use Plan <br /> <br />Focus Area 3: County Road C to Demont Street <br />This Focus Area is in Planning District 4. <br />North of Demont Avenue, the existing land <br />uses consist of a mix of older and more <br />recent commercial development, including <br />retail and commercial service, office-condo, <br />motor fuel, storage, and industrial service <br />areas. The older properties suffer from <br />inefficient layout, lack of visibility, and <br />aging, low-value buildings. <br />The City foresees eventual redevelopment <br />of these properties, with an emphasis on <br />commercial retail and service uses. <br />There could also be a companion office <br />project near the Demont Avenue <br />intersection that could pair with a similar <br />project south of Demont Avenue. <br />The current office and storage areas along <br />County Road C could accommodate newer <br />but similar land uses. <br />There is potential for additional self-storage <br />development consistent with more <br />contemporary models, including interior <br />and multi-level buildings and access. <br />Because of the low volume of traffic <br />generated by such facilities, access to Park <br />Street should be possible without <br />negatively impacting the residential <br />neighborhoods to the east. <br />The existing industrial services would be <br />better located in areas of the community <br />that are guided and zoned for industry. <br />While many of the current landowners have <br />managed to maintain their facilities well, <br />the age and style of buildings is likely to <br />result in the need for change in the <br />foreseeable future. <br />Figure 2-7: Sketch of potential redevelopment along Rice <br />Street between County Road C and Demont Street
