City of Little Canada 2-29 Land Use Plan <br />Focus Area 4: South of County Road D west of Edgerton Street <br />This Focus Area is in Planning District 9. <br />This area, one of the largest remaining <br />undeveloped parts of Little Canada, <br />consists of a farm and a few scattered <br />single family homes. To the east are deep <br />single family lots while to the west is an <br />area of and small office buildings. <br />The property is divided by 200-foot-wide <br />power line corridor. The City has been <br />built a walking and` bicycling path on this <br />property that ends at Edgerton Street. <br />The extension of the path would be <br />expected to connect the existing path to <br />Pioneer Park, the City’s largest active <br />park, which is to the southwest. <br />The concept sketch illustrates dividing <br />future development along the power line, <br />retaining housing to the south and <br />industry to the north, relying on the wide <br />power line easement to buffer the two. <br />The new housing could consist of <br />townhouses and detached housing, which would create a transition to the existing <br />neighborhood of single-family houses. <br />For the residential area, about 55 units are shown on the 11 acres of net developable area . <br />On the industrial side of the line, the sketch illustrates up to 135,000 square feet of <br />manufacturing space. <br />One of the challenges for the residential portion of the district will be coordinating potential <br />access to the west side of the deep parcels that face Edgerton Street. <br /> <br /> <br /> <br />Figure 2-8: Sketch of potential redevelopment south of County <br />Road D west of Edgerton Street
