Housing Needs and Areas of Focus <br />Based on the characteristics of its current housing and households, Little Canada should: <br /> Encourage the private market to build approximately 300 additional housing units between <br />2015 and 2040. <br /> Achieve new housing through redevelopment of certain sites from either lower‐density <br />housing or businesses; and achieve infill development on the few open parcels <br /> Provide zoning to encourage that a certain percentage of additional units are in the <br />affordable ranges <br /> Maintain and improve existing housing that will mostly be over 6 decades old in 2040. <br />Accommodating the Growth Forecast <br />Little Canada is forecast to have 4,900 households by 2040, up only 250 from the forecast for <br />year 2020. Little Canada is nearly fully developed and has very few open sites. Some parcels <br />are under‐utilized or have aging, obsolescent buildings. <br />The private market is expected to respond to the need for additional housing by making good <br />use of available properties if the City’s zoning allows it. The Land Use Plan has been designed <br />to accommodate that demand, and it is recommended that the zoning ordinance be improved <br />likewise. The Land Use Plan chapter indicates locations where such growth is reasonably <br />anticipated to occur. <br /> <br />Table 3‐7: Household Growth in Little Canada <br />2016 House‐ <br />holds <br />2020 House‐ <br />holds <br />2030 House‐ <br />holds <br />2040 House‐ <br />holds <br />4,514 4,650 4,900 4,900 <br />Source: Metropolitan Council <br />Providing Affordable Housing in a Range of Types and Sizes <br />Little Canada has done a good job providing housing that is affordable to households of a range <br />of households , and this will continue to be an objective. <br />The Importance of Housing Diversity: Diversity includes tenure (rental and ownership), type <br />(single family, townhome and apartment), price, size and style. Housing affordability, thus, is a <br />component of housing diversity. <br />Cities such as Little Canada with a diverse housing stock can accommodate a households at <br />different life stages, incomes and family types. This provides options as residents’ needs vary <br />over time because of changes in age, income, preference, children or physical abilities.
