P.C.R. 2020-07 Concept/Preliminary Plat/Variance – 3000 Labore Rd – Case #1395 <br /> <br /> <br />ACTIONS TO BE CONSIDERED <br /> <br />To approve a Concept/Preliminary Plat and Variance for 3000 Labore Road. <br /> <br />FACTS <br /> <br />• The City has received a Major Subdivision and Variance application from Nathan Faire of <br />Landmark of Little Canada, LLC, the applicant for the parcel located at 3000 Labore Road. <br />• The applicant is requesting approval for a concept/preliminary plat and variance to <br />construct (15) single-family homes. <br />• The property is located at 3000 Labore Road and is currently vacant. <br />• A major subdivision is a division of a single parcel, lot, or tract into four or more separate <br />parcels, lots, or tracts. <br />• The property is zoned R-1, Single Family Residential District. <br />• The applicant has submitted and met all filing requirements for review of the Major <br />Subdivision and Variance application. <br />• The City Engineer, Public Works Director, and Building Official has reviewed the proposal <br />and have provided comments <br />• The proposal is consistent with the Comprehensive Plan. <br />• A Public Hearing will be held at the City Council Meeting on December 2, 2020 to open <br />up public comment. <br />• Public hearing notice letters were sent to addresses within 350 feet of the parcel on October <br />29, 2020 as well as to the Pioneer Press for publication. <br /> <br />ATTACHMENTS <br />Staff Report <br />Major Subdivision Application <br />Supplemental Documents <br />
