Chapter 915: General Development Requirements <br />(1) Upon approval of a conditional use permit, one accessory building or garden shed <br />may be located within a side yard, but shall be no closer to the front line of a lot <br />than the front building line of the principal structure. The issuance of a conditional <br />use permit for location within the side yard shall be considered to be a special <br />exception, conditioned upon factors including, but not limited to, the following: <br />a. The accessory building or garden shed is screened from the view of the public <br />street with fencing and/or landscaping. <br />b. The architectural appearance of the accessory building or garden shed is <br />reasonably coordinated with the principal structure. No corrugated metal <br />siding or roofing shall be allowed. <br />c. Placement of the accessory building or garden shed shall not detract from the <br />appearance of the streetscape and shall be consistent with the character of the <br />neighborhood. <br />(2) The accessory building or garden shed complies with all other provisions of this <br />section. <br />(C) Accessory buildings in residential zoning districts shall not exceed 15 feet in height, <br />shall not be closer than 6 feet to any other building or structure on the same lot, and shall <br />not be located within a public drainage, utility or access easement. Subject to other <br />provisions as contained in this section, accessory buildings, uses and equipment may <br />encroach into the required rear yard, but in no case shall an accessory building, use or <br />equipment be located closer than 10 feet to a rear yard or side yard lot line except as may <br />be specifically modified by this section or a specific use district. <br />(D) No accessory building or detached garage for a single family dwelling shall occupy more <br />than 25 percent of the area of the rear yard. The total floor area of a garage and other <br />accessory buildings for a single family detached dwelling shall not exceed 1,000 square <br />feet of floor area per lot, except by conditional use permit. In no instance shall the total <br />floor area of a garage and an accessory building for a single family dwelling exceed <br />1,500 square feet. No Conditional Use Permit shall be issued for detached accessory <br />building or garage area of more than 1,000 square feet in which the accessory building <br />and/or garage exceeds 10 percent of the rear yard. <br />(E) Single-Family Dwelling Lots <br /> Subject to the other regulations in this Section, each single family lot shall be eligible for <br />the following accessory structures: <br />(1) Permitted Accessory Structures. <br />a. One garage structure, whether attached or detached; for detached garages, refer <br />to the dimensional requirements found in the R-1 and R-2 zoning districts, <br />Chapter 904 of this code. <br />b. One recreational accessory building of no more than 160 square feet, and with <br />no horizontal dimension of more than 16 feet in length or width as a permitted <br />use. For the purposes of this code, a recreational accessory structure shall be <br />designed for temporary and seasonal occupancy, but shall not include <br />permanent storage of materials. Examples of such structures shall include <br />gazebos, detached porches, or similar buildings. <br />c.
