City Code Section 912.040 (I), allows <br />for Drive-Up Establishments by Conditional Use Permit. <br /> <br />What is a Conditional Use Permit? <br />CUP is an abbreviation for Conditional Use Permit. A Conditional Use Permit is a use that under <br />certain conditions, can be allowed with a Conditional Use Permit, designated by the City Council, <br />Planning Commission, or specified in the Zoning District, are met. <br /> <br />City Code Section 912.040 (I): <br />I. Drive-Up Establishments, provided that: <br /> <br />1. The architectural appearance and functional plan of the building and site shall not be so <br />dissimilar to the existing buildings or area so as to cause impairment in property values or <br />constitute a blighting influence within a reasonable distance of the lot. The proposal complies with <br />this standard. The proposed building appearance is in keeping with the surrounding buildings and <br />is a brand-new building. Please see the attached façade renderings of the building. <br /> <br />2. A strip of not less than five (5) feet shall be landscaped and screened in compliance with Section <br />903.020.G of this Ordinance. The proposal complies with this standard. The site plan includes <br />approximately 20 feet in width of landscaping along Rice Street as well as County Road C West. <br /> Rice Street County Rd C
