<br />15 <br /> <br />the City was able to carefully craft meaningful changes to the zoning code that impacted our <br />neighborhoods, the business community, and industrial land. In addition, the zoning code update <br />provided an opportunity to align with the goals and objectives of our 2040 Comprehensive Plan. <br /> <br />The City has received public comments from residents regarding attached and detached Accessory <br />Dwelling Units throughout this process. The residents have communicated and reached out to city <br />staff, Planning Commission meetings, and City Council meetings in an effort to advocate for the <br />opportunity to utilize ADUs on their property in the future. There are many reasons to include an <br />ADU on a property, some of the comments we received included: <br /> <br />• Increase housing supply and the range of housing types available to residents in the City. <br />• Provide opportunities for existing residents to age in place in the City and promote Age- <br />Friendly Communities initiative within the 2040 Comprehensive Plan. <br />• Allow families to support each other across generations while maintaining independent <br />households and opportunities to age in place. <br /> <br />The recommendation below reflects the comments we received along with guidance from the <br />Planning Commission, City Council, and city staff for including ADUs within the zoning code. <br /> <br />City Code References <br />After adoption of the zoning code, City Staff will work to update the section references within the <br />City Code in order to align with the changes made in the zoning code. <br /> <br />Next Steps <br />Once the Planning Commission makes a recommendation to the City Council, the City Council <br />will then review the final draft of the code along with the recommendation at their meeting on <br />October 27th, after the zoning code is adopted, it can be placed into effect. <br /> <br />Public Hearing <br />The text amendment for the Zoning Code will have the official public hearing at the City Council’s <br />October 27th meeting. The City Council will open up the public hearing for discussion, review the <br />final draft of the code, and then make a determination of adoption. <br /> <br />RECOMMENDED ACTIONS <br /> <br />1. To recommend to the City Council approval of the Zoning Text Amendment for the City <br />of Little Canada Zoning Code. <br /> <br />2. To recommend to the City Council the additional following specific recommendations for <br />Accessory Dwelling Units and Duplexes to be included in the zoning code update: <br />a. Recommend approval of including Attached Accessory Dwelling Units (ADUs) <br />language as a Permitted Use as presented in the Memo as part of the zoning code. <br />b. Recommend approval of including Detached Accessory Dwelling Units (ADUs) <br />language as a Conditional Use as presented in the Memo as part of the zoning code. <br />c. Recommend tabling including Duplexes (Two-Family units) in the R-1, Low- <br />Density Residential District.
