Page 2 of 4 <br /> <br />D. Applications and Permits: <br />1. Applications must be made with the form and fee required by the City. Each <br />application must include site and floor plans drawn to scale. <br />2. Reviews and Permits: <br />a. Attached ADU: Reviewed as a Permitted Use. Required are a Building Permit <br />plus review by the Community Development Director for other requirements <br />listed in this section. <br />b. Detached ADU: Reviewed as a Conditional Use. Required are a Building <br />Permit, plus review by the Community Development Director for other <br />requirements listed in this section. The public notice of the application review <br />shall be the same as for a Conditional Use Permit: mailed to property owners <br />within 350 feet of the site. (See Application Procedures, Section 917.030, K). <br />3. A Building Permit may be issued after review of standard construction drawings <br />prepared by a qualified professional. <br />E. Number: There shall be no more than one accessory dwelling unit permitted per lot. <br />F. Minimum Lot Size: The minimum size of a land parcel eligible for an accessory dwelling <br />unit, whether detached or attached, is shown below and in Chapter 904, Residential <br />Districts. <br />Minimum Lot Size for an Attached or Detached ADU (square feet) <br /> R-1 District R-2 District R-3 District <br />Attached 13,000 8,000 5,000 <br />Detached 15,000 10,000 6,000 <br />G. Occupancy: No more than two people may reside in the accessory dwelling unit. <br />I. Initial Relationship: The initial construction of an accessory dwelling unit shall only <br />occur on a property that is occupied by the property owner as their primary residence. <br />J. Sale: The accessory dwelling unit shall not be sold independently of the principal <br />residential dwelling and may not be a separate tax parcel. <br />K. Maximum Floor Area: The maximum floor area of an accessory dwelling unit, attached <br />or detached, shall be 40% of the principal dwelling’s floor area, up to a maximum size of <br />700 square feet of living area. <br />L. Location: Detached accessory dwelling units may be located only in a rear yard.
