Page 3 of 4 <br /> <br />M. Detached Relationship to other Detached Accessory Structures: <br />1. The total cumulative area of all detached accessory structures (e.g., garages, sheds, <br />gazebos) may not exceed 50 percent of the rear yard. <br />2. If there is a detached garage on the property, any accessory dwelling that is not <br />attached to the principal dwelling may only be built above the garage. The floor area <br />of such accessory dwelling may not exceed the floor area of the garage under it. Such <br />accessory dwelling may have only one floor of living space. <br />N. Building Height of Detached ADUs: There is no specific maximum height for a detached <br />accessory dwelling. The height of such building will be limited to one story of conditioned <br />living space with typical foundation and wall heights plus an attic with a pitched roof. <br />O. Exterior Appearance: <br />1. An accessory dwelling unit, whether detached or attached, must be visually <br />compatible with and subordinate to the principal dwelling. <br />2. A detached accessory dwelling unit must look like a smaller version of the principal <br />dwelling. That is, the materials, colors, roof pitch, window proportions and other <br />exterior elements shall be highly similar to those of the principal building. <br />3. The roof must be pitched unless the principal dwelling has a flat roof. <br />4. The exterior appearance of the principal building shall not be significantly altered so <br />that it no longer appears to be a one-unit building. <br />5. No entrance shall be added to the front of the principal house. <br />P. Balconies: Balconies and decks above the ground floor shall not face an interior side yard <br />or a rear yard. Rooftop decks for an accessory dwelling unit shall not be allowed. <br />Q. Access: The exterior entrance to any accessory dwelling unit shall be connected to a <br />public street or to the existing driveway by a paved walkway. There may not be a separate <br />driveway for the accessory unit. <br />R. Parking for Properties that Include an Accessory Dwelling Unit: <br />1. One additional passenger vehicle may be allowed for each licensed driver in the <br />accessory dwelling unit. <br />2. Such vehicle may be parked only in the garage or driveway of the principal dwelling <br />or on the street following other City parking regulations including, but not limited to <br />snow plowing, street sweeping and street maintenance. <br />3. Off-street parking is not allowed in front of the living space of the principal dwelling <br />or in a side setback area. <br />4. Commercial vehicles, trailers, recreational vehicles, boats, snowmobiles and the like <br />that are owned by residents of the accessory dwelling unit may not be parked or stored <br />on the property or the public street. <br />S. Short-Term Rental: No person shall offer for occupancy or enter into an agreement to <br />allow an accessory dwelling unit, or any other portion of their property, to be used as a <br />short-term rental in a manner not otherwise permitted in the zoning district.
