DEMONT AVENUE <br /> <br />Demont Avenue from McMenemy Street to Savage Lane is an urban roadway <br />with concrete curb and gutter measuring approximately 27 feet wide between the <br />surmountable curbs. The approximate street length is 1,200 feet and the <br />roadway lies within a 66 foot right-of-way. The street was last improved around <br />1987. The surmountable curb that was installed was very aggressive for <br />driveway access. Shortly after construction City Public Works crews ground <br />down driveway access locations to provide for smoother access to homes. Since <br />that time normal chip seal and crack sealing has been completed by the City <br />along with a large patch at the intersection of Morrison Avenue. Demont Avenue <br />has experienced quite severe delamination of the chip seal surface, which is <br />likely a result of a failure of the top of the pavement surface and not a result of a <br />poor chip sealing practice. There is also significant cracking along the length of <br />the street. In general the west end of the street is in better shape than the middle <br />and east portions of the roadway. <br /> <br />All properties are served with sanitary sewer and watermain along the project <br />length and service stubs are available for the subdividable portion of the lot at the <br />northeast corner of Demont Avenue and Morrision Street. A storm sewer system <br />exists that serves the street and includes five curb inlets and two manholes. <br /> <br />C. MORRISON AVENUE <br /> <br />Morrison Avenue from Demont Avenue south to the cul-de-sac is an urban street <br />section with a bituminous width of approximately 27 feet and surmountable <br />concrete curb and gutter on both sides. The cul-de-sac at the south end of the <br />street does not have curb and gutter. The total length of the road is <br />approximately 1,350-feet. The road right-of-way width is 66-feet along its entire <br />length including the cul-de-sac portion of the street. The street was improved the <br />same time as Demont Avenue and has the same aggressive concrete curb <br />profile that was ground down at the driveway locations. The street is showing <br />similar deterioration as Demont Avenue including spalling and flaking of the <br />bituminous surface and alligator cracking. Similar to Demont Avenue the spalling <br />of the chip seal surface is likely due to a failing of the upper surface of the <br />bituminous and not a failure of the chip seal itself. In general the street <br />deterioration is the most extensive between Demont Avenue and Brooks Avenue <br />East, and has less sever deterioration as you move south of Brooks Avenue <br />East. <br /> <br />Sanitary sewer and water service are provided to all properties. The property at <br />333 Brooks Avenue East is subdividable based on its size and current building <br />locations, however review of the City’s previous improvement files indicate that a <br />restriction was recorded against the property to prevent subdividing and no <br />additional sanitary or water stubs exist to the property. There is a storm sewer <br />system serving the street that ultimately discharges to the wetland to the south. <br /> <br />
