The current lot line interferes with the building itself, <br />and the new lot line is located to better relate to the building areas of the existing <br />building to the north, and the proposed CVS Pharmacy building to the south. A third <br />parcel (Outlot A) is also included in the plat which covers the drainage and ponding area <br />adjacent to Rosewood Drive. <br />As a part of the plat, the applicants will also seeking a vacation of the existing drainage <br />and utility easements is being sought. Those vacated easements will be replaced by <br />new easements on the plat. The City Engineer should verify that adequate easements <br />are included on the proposed final plat - it is common for the City to require perimeter <br />lot line easements in the event future utilities are needed in the area. <br />The site is covered by a Planned Unit Development, and the development and/or sale of <br />either parcel would not affect the PUD approvals for the property.
