November 6, 2008 <br />File: 120115E-0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117-1633 <br />RE: CVS PHARMACY <br />CITY OF LITTLE CANADA <br />Dear Planning Commission: <br />~~.u-~iNC ~. ~SSOa~T~s <br />TRUi MURTA <br />The applicant has resubmitted a plat and easement vacation for the proposed CVS <br />property in the northeast corner of the intersection of Rice Street and County Road C. <br />Based on our review we would offer the following comments. <br />Preliminary Plat <br />1. The proposed construction of a new CVS building will require the realignment of <br />a storm sewer line that currently cuts southeast across the property from Rice <br />Street to the storm water pond on the east side of the property. As with all storm <br />sewer lines carrying public drainage across private property, a drainage and <br />utility easement must be provided over this new pipe alignment. A previous <br />requirement was for the developer to vacate the existing drainage and utility <br />easement and grant a new easement along the new storm sewer pipe alignment. <br />This easement is included as part of the new plat for the property and we would <br />therefore recommend approval of the vacation of the existing easement <br />contingent on the approval of the new plat with the drainage and utility easement <br />being granted over the new pipe alignment. <br />2.
