Mayor & City Council <br />October 14, 2008 <br />Page Two <br />3. Parking stops should be added to the parking stalls located around the <br />filtration swale. <br />4. There are nine regular parking stalls and 1 handicap parking stall that are <br />being eliminated that serve the north building that is remaining. The City <br />Planner should comment as to the adequacy of the overall parking provided <br />for the area. <br />Grading & Drainage Plan <br />1. The retaining wall along the east side of the new parking lot and building <br />exceeds 4 feet in height and therefore a retaining wall plan signed by a <br />licensed engineer must be provided. Details on the style, color, and type of <br />all retaining walls should be provided. <br />Utility Plan <br />1. The sewer service connection to the mainline system will be done within the <br />Rice Street right-of-way and therefore will require a permit from the County. <br />Documentation of permit approval must be provided prior to final approval of <br />the plans. A traffic control plan should also be provided for review and <br />approval for this work. <br />2. A tracer wire must be installed with the sanitary sewer service to allow for <br />accurate locating. The tracer wire should be terminated with a tracer wire <br />box to ensure it can be utilized in the future. <br />3. A note should be added to the plans requiring that all watermain be encased <br />in poly. <br />4. The domestic and fire water services shall have separate shutoff points <br />supplied. These shutoffs must be within the street right-of-way or within a <br />drainage and utility easement for access by City personnel. <br />Details <br />There appears to be some discrepancies between the StormTech chamber <br />system details and the "design special" details. Some discrepancies are: <br />varying elevations, structure sumps not shown, and pipe sizes. All details <br />must match the final design and the information used in the drainage <br />calculations. <br />Storm Water Calculations <br />1. Please provide a scalable existing drainage area map. <br />2. Drainage maps that are able to be scaled should be provided. <br />3. The time span for the calculations should be 0.00 - 24.00 hours. <br />4. The existing and post drainage areas should be the same for the overall site <br />that is reviewed. <br />5. For the existing Subcatchment, soils information and a more detailed <br />description of the curve number proposed should be provided. The time of <br />concentration used should also be reviewed and more detailed information <br />provided.
