<br />• The Future Land Use Plan identifies up to 59 acres or 2% of the City’s land to be <br />utilized for future medium density residential. The parcels are also located in <br />District 10, which forecasted medium to high density residential development. <br />Chapter 3: Housing <br />• The Housing Strategy is to achieve new housing through redevelopment of certain <br />sites from lower-density to achieve infill on open parcels. Infill and redevelopment <br />are guided toward middle and higher density housing types. <br />• Projected growth for developed communities is anticipated to occur through <br />reinvestment at higher development densities. The City’s land use policies and <br />strategies reflect this regional strategy. The private market is expected to respond <br />to the need for additional housing by making good use of available properties. <br /> <br />Public Comments: <br />A summary of comments received from the public during the Neighborhood Meeting, Planning <br />Commission Meeting, and collected by City Staff include the following: <br />• Traffic/Increase of Vehicles <br />• Landscaping and Screening of Adjacent Properties <br />• Pedestrian Safety <br />• Road Improvements <br />• Trail Location <br />• Parking <br />• Sidewalk Locations <br />• Building Materials <br />• Stormwater <br />• Number of Units/Density <br /> <br />On May 20th, City Staff received a petition from Bob Rudolph from 100 properties. This petition <br />has been received and entered into the record. The petition “requested a requirement of a U-shaped <br />road configuration that causes all townhome development traffic to enter and exit the development <br />to the north via Vanderbie and Desoto streets, with no traffic/connection to the south to Allen <br />Avenue.” <br /> <br />Public Hearing: <br />A Major Subdivision requires a Public Hearing and the City Council opened the hearing at their <br />May 11, 2022 meeting to take comment from the public. At that time, they considered the <br />comments from the public and the Major Subdivision application from the Planning Commission. <br />Public hearing notice letters were sent to addresses within 350 feet of the parcel as well as to the <br />Pioneer Press for publication. Residents who attended the Neighborhood meeting in March 2022 <br />and provided email addresses were also notified via email. <br /> <br />Planning Commission: <br />At their May 5th meeting, the Planning Commission recommended unanimous approval (7-0). <br /> <br />Next Steps: <br />The proposed development will follow the process schedule below:
