Employee Restrooms:
The employee restrooms have remained essentially untouched since the original City Hall was built in
the 70s. A new countertop was installed on both restrooms in 2016 but no other changes have been
made. The doors do not currently lock even though there is only room for one person in each restroom.
The bathroom would be totally gutted and reconfigured as shown in the attached plans. Both would be
ADA Accessible and would have one toilet and a sink. New tile would be installed on the floors and
walls. The existing coffee bar and sink area is proposed to be removed to make room for the new
configuration. Most employees now make their coffee in the kitchen so this will not be much of a loss.
The janitor closet was looked at to see if it could be made into a more usable space but the angled wall
and space taken up by the bathrooms did not allow for any useful changes.
Financial Impact:
Oertel worked with Kraus-Anderson to come up with pricing for the proposed project. Kraus-Anderson
is on the Sourcewell contract so their services have been competitively bid. The initial estimate was
$256,853 for construction and an additional $111,148 in soft costs. The City Administrator has already
been in talks with the architect and they have determined there are already some unnecessary costs in
the proposal for HVAC that can likely be removed and staff is meeting with the architect and Kraus-
Anderson on Monday to discuss everything in further detail. Staff will update the Council with any
information that is learned on Monday at the workshop.
