STAFF REPORT <br />TO:Chair Kwapick and Members of the Planning Commission <br />FROM:Corrin Wendell, Community Development Director <br />DATE:May 5, 2022 <br />RE:Zoning Map Amendment <br />ACTIONS TO BE CONSIDERED <br />To recommend approval for a Zoning Map Amendment to the City’s Official Zoning Map. <br />BACKGROUND <br />The City adopted the update to the Official Zoning Code on October 27th, 2021. Within this <br />update were several zoning district updates that better served the City and were in alignment <br />with the goals and vision of the Comprehensive Plan (adopted 2020). The remaining piece to this <br />process is to update the Official Zoning Map to align with the zoning districts outlined in the <br />Zoning Code. A summary of the changes are outlined below: <br />Zoning Map Amendment Proposed Changes to the Official Zoning Map <br />Current Commercial Zoning Districts New Commercial Zoning Districts <br />B-2, Automotive Business C-1, General Commercial <br />B-3, General Business <br />B-4, Comprehensive Business <br />R-B, Residential / Business R-C, Residential-Commercial <br />--C-2, Corridor Mixed <br />C-2, Corridor Mixed is a new District and will include all of the parcels in the Future <br />Land Use Map that are guided “Core Mixed Use”. May be applied to other Commercial <br />properties. <br />All existing PUD (regular, not A-G) will be changed to C-1, General Commercial, unless <br />it is in the Corridor Mixed area, then it will change to Corridor Mixed district or in the <br />Industrial districts. <br />PUD A-G will remain the same.
