Current Industrial Zoning Districts New Industrial Zoning Districts <br />I-1, Light Industrial I-1, Limited Industrial <br />B-I, Business / Industrial <br />B-W, Business / Warehouse <br />I-2, General Industrial <br />I-P, Industrial Park I-2, Industrial-Office Park <br />Residential Districts: <br />R-1, R-2 and R-3 Districts are the same but have the district name: <br />Low-Density Residential <br />Medium-Density Residential <br />High-Density Residential. <br />The R-M District, Mobile Home Communities, has been renamed R-4, Manufactured Home <br />District. The Residential-Business District, R-B, has been renamed R-C, Residential- <br />Commercial. <br />FINDINGS <br />What is a Zoning Map Amendment? <br />A Zoning Map Amendment (rezoning) is a process by which a zoning district or districts are <br />changed to support development or Comprehensive Plan Future Land Use Map goals. <br />Zoning Map Amendment Requirements: <br />Approval Criteria Recommendations and decisions on zoning amendments shall be based on <br />consideration of the following criteria: <br />1.Whether the proposed amendment corrects an error in the original text or map; <br />2.Whether the proposed amendment addresses needs arising from a changing condition, <br />trend, or fact affecting the subject property and surrounding area; <br />3.Whether the proposed amendment is consistent with achieving the goals and objectives <br />outlined in the Comprehensive Plan. <br />Comprehensive Plan: <br />The proposal is consistent with the Comprehensive Plan. The Metropolitan Council states that <br />within 9 months of adopting the Comprehensive Plan, that the City’s Official Zoning Code and <br />Map be amended to support the Plan. <br />Public Hearing: <br />A Zoning Map Amendment requires a Public Hearing and the City Council will open the hearing <br />at their May 25, 2022 meeting to take comment from the public. A public hearing notice was <br />sent to the Pioneer Press for publication. <br />RECOMMENDED ACTION
