MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br /> <br />JUNE 9, 2022 <br /> <br />Pursuant to due call and notice thereof a regular meeting of the City Council of Little Canada, <br />Minnesota was convened on the 9th day of June, 2022 in the Council Chambers of the City <br />Center located at 515 Little Canada Road in said City. <br /> <br />Chair Chris Kwapick called the meeting to order at 5:50 p.m. and the following members of the <br />Planning Commission were present at roll call: <br /> <br />PLANNING COMMISSION: Quarles, Kulousek, Kwapick, Mitchell (arrived at 6:10 p.m., <br />Buesing (arrived at 6:20 p.m.), Absent: Thorson and Johnson <br /> <br />ALSO PRESENT: Community Development Director/ Planner Corrin Wendell <br /> <br /> <br />ADOPT AGENDA <br />The agenda was approved as presented. <br /> <br /> <br />MINUTES <br />Commissioner Kulousek made a motion to approve the May 5, 2022 Planning Commission <br />minutes as submitted. Commissioner Quarles seconded the motion. The motion was unanimously <br />approved. <br /> <br /> <br />OPEN TO THE PUBLIC <br />No comments. <br /> <br /> <br />PUBLIC HEARING <br /> <br /> <br />COMMISSIONER BUSINESS: VARIANCE AND LOT COMBINATION – 3520 <br />SPRUCE STREET LAPHAM HICKEY – CASE #1413 <br />The Community Development Director presented a request for a variance and lot combination at <br />3520 Spruce Street and 0 Spruce Street. She stated that the variance would allow a reduction for <br />the rear yard setback from 20 feet to six feet to accommodate a new building addition. She <br />stated that this request would also combine two parcels into one. She noted that the addition <br />would accommodate a business expansion for Lapham-Hickey Steel and provided details on the <br />proposed expansion and layout that would be required to support the design and operations. She <br />reviewed the variance criteria and related findings. She stated that all the filing requirements <br />have been submitted for the requested lot combination as well and would then be recorded with
