MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 2022 <br /> <br /> <br /> <br /> <br /> <br /> <br />2 <br />Ramsey County, if approved. She stated that the City Council will hold a public hearing at its <br />June 30th meeting. <br /> <br />Commissioner Buesing commented that the business already owns the two parcels and asked if <br />the business received a variance to build over the line already. <br /> <br />The Community Development Director replied that in 2016 the business did obtain a variance to <br />construct a smaller addition over the property line but that was never built. She stated that <br />because that project did not ultimately move forward, the approvals expired. <br /> <br />Chair Kwapick asked if there has been feedback from other tenants that abut this property. <br /> <br />The Community Development Director replied that they have not received any comments from <br />abutting businesses or those that were mailed notice. <br /> <br />Commissioner Quarles referenced the new stormwater strategy and asked if that was acceptable <br />to the City Engineer. <br /> <br />The Community Development Director replied that the City Engineer did review the drawing set <br />and found those plans to be acceptable. She stated that the Development Review Committee has <br />also reviewed the requests and the applicant answered all questions that were raised during that <br />process. <br /> <br />Ryan Nichols, architect representing the applicant, commented that the offices will provide a <br />much-needed space for staff as the current offices are within the industrial area where air quality <br />is not as high. He noted air quality improvements that will be added, along with other elements <br />that will enhance the employee experience and provide additional workspace. <br /> <br />Commissioner Mitchell commented that traffic will increase if employees increase and ask how <br />that would be accommodated. <br /> <br />Mr. Nichols replied that the existing parking will remain, and additional stalls will be added. He <br />stated that while a few employees would be added, it would not be significant enough to impact <br />traffic. He confirmed that all parking would remain onsite. <br /> <br /> <br /> Kulousek introduced the following motion: <br /> <br />RECOMMENDING THE APPROVAL OF A VARIANCE AND MINOR <br />SUBDIVISION APPLICATION TO ALLOW A REDUCTION FOR A REAR YARD <br />SETBACK FROM 20’-0” TO 6’-0” TO ACCOMMODATE A NEW BUILDING <br />ADDITION AND COMBINE PARCELS, PID 313022340002 AND PID <br />313022310013
