Public utility <br />easements should be defined in the plat to cover the utilities. <br />• Trail easement rights are necessary within Outlot C – either include w/ the overarching Drainage <br />and Utility Easement note or detail a separate trail easement over the trail within the Outlot. <br />Include a trail easement within Outlot B for installation of the trail in the First Addition. <br />• Outlots J, K, L, M should include drainage and utility easement rights. There is no platted <br />boundary drainage and utility easement along Vanderbie Street for private utilities as is typical <br />and required by ordinance. <br />Plan Review Comments <br />Cover Page <br />• Update civil engineer name and contact information (Kyle Hoff) <br />• Final plans should be signed by WSB with block for City Engineer approval signature <br />Overall Existing Conditions Plan <br />• According to City as-builts, the watermain extending south along Desoto Street from County <br />Road D is 10” diameter DIP, not 16” diameter as labeled in the plan. <br />Demolition Plan <br />• Note F - applies to storm sewer structure at intersection of Desoto Street and County Road D. I <br />cannot tell how this structure needs to be reconfigured without a design for Desoto Street. This <br />will be reviewed in a future addition submittal. <br />• Note G – hydrants should be salvaged to City maintenance staff for parts. Install new hydrants <br />where hydrants are impacted. <br />• Note L – this note should be re-emphasized on sheets CU-103 and CU-104. Maintaining existing <br />sewer service to residents is very important. <br />• Show or add note that pavement cut at the intersection of Vanderbie Street and Allen Avenue <br />should extend to curb lines and radius points in all directions. This road was just redone and <br />won’t be touched again for 25+ years. I want to make sure we have straight joints perpendicular <br />to traffic for a strong long-term patch at this intersection. <br />Phasing Plan <br />• The phasing plan east of Vanderbie Street, north of the powerline easement is unclear. Only a <br />portion of the eastern stormwater BMP is included with the First Addition boundary. Also, a <br />portion of Street 1 and a grouping of townhome units is within the First Addition boundary. <br />
