Reference <br />detail. <br />• Note J – given there are driveways proposed on Vanderbie Street near Street 1, this curb could <br />be surmountable to allow more flexibility in where the driveway goes. If you have a very strong <br />plan for the driveway location and want to stick with B618, add a note that curb cuts should be <br />staked and installed at driveway locations. <br />• Note M – permanent barricades should be installed at First Addition limits w/ future road <br />extension signs until roads are extended with future additions. WSB can provide a detail for this <br />(Woodbury has a good detail). <br />• Note O – due to its nature as a mid-block crossing, we have previously talked about an enhanced <br />crossing. Please include RRFB signs at this crossing. On that note, include an overall signing plan <br />for the First Addition. <br />• Is there a reason the trail cannot be installed east of Vanderbie Street as part of the First <br />Addition? Additionally, is there a reason the trail cannot be installed south of Desoto Street as <br />part of the First Addition? This would provide First Addition residents with trail access to <br />Thunder Bay Park (and associated trail) and Pioneer Park. <br />Mass Grading, Drainage, & Erosion Control Plan <br />• The grading plan scale, text size, and number of notes makes it very difficult to review the <br />grading plan, follow contours, review storm sewer, etc.. A larger scale version of the grading <br />plan would benefit all project stakeholders. Please modify accordingly. Grading will be re- <br />reviewed with updates submittal. <br />• Label EOF elevations for local low points within the site. Also show nearest LFE to local low <br />points. Example: STCB-5126, unlabeled structure near BL 29 LOT 1 (sheet number unlabeled but <br />is likely CG-103. <br />• The erosion control blanket hatching is very hard to see. Please modify the linetype so that it is <br />visible. <br />Grading Notes <br />• Note 14 under grading notes section – 6” of topsoil should be provided in non-paved areas. <br />Storm Sewer Structure Table <br />• Several flared ends are completely submerged as they discharge into ponds. There appears to <br />be vertical clearance to raise pipes so that inverts are at or just below pond NWL’s. Please <br />revise. <br />• Ensure public catch basins and manholes have castings R-3067 and R-1733, respectively. Storm <br />and sanitary per detail STO-8. Any public boulevard drains should be beehive style R-4342.
