These plans were <br />prepared by Plowe Engineering and submitted by Cara Builders. Comments in this letter are an <br />extension of any previous comments provided. An additional civil review will be required prior to Final <br />Plat approval. <br /> <br />Administrative <br />• A letter of credit will be required in the amount of 125% of the estimated construction costs. <br />The developer should submit an itemized construction cost estimate for public infrastructure to <br />serve the development; upon review and approval, this cost estimate will be used to <br />development the letter of credit amount. <br />• A cash escrow in the amount of $42,200 will be required for this project. The escrow will be <br />used for consulting reviews (engineering and legal) during the final plan and development <br />agreement phase of the project. The escrow will also be used for oversight and inspection of <br />public infrastructure (watermain, sanitary sewer, services, storm sewer, roadway, retaining wall, <br />and stormwater basins). The cash escrow will also be used for warranty inspections and <br />associated coordination with the developer. A detailed escrow worksheet will be provided in the <br />development agreement. The City reserves the right to charge additional consultant fees as <br />needed. <br />• An as-built grading and utility plan will be required and shall be signed by a MN registered land <br />surveyor or professional engineer certifying that the grades are as shown on the final submitted <br />grading plan. A copy of the as-built requirements worksheet can be provide upon request. <br />• Include cad-based figure depicting any infrastructure to be owned and maintained by the City <br />outside of right-of-way or Outlot A (i.e. storm sewer along western property boundary) <br />Preliminary Plat Comments <br />• Outlot A will need to be conveyed to the City of Little Canada; development agreement will <br />include comments accordingly. <br />Plan Review Comments <br />Cover Page (T1) <br />• Include City contact information for Bill Dircks, Public Works Director and Eric Seaburg, City <br />Engineer.
