Update these plans with any County requirements (retaining wall removal,
guard rail removal, etc.)
• Temporary and final stabilization methods are tabulated in the SWPPP on sheet C4.2 but are not
depicted visually in sheet C1.1. Define the temporary and permanent erosion control and final
stabilization methods.
o Steep slopes 3:1 or greater should be vegetated with a low or no maintenance plant
types.
o The filtration basin detail and notes on sheet C3.6 have good information are a little
open ended.
• Provide silt fence at all downgradient locations around the development to prevent erosion
from leaving the site (this pertains to the majority of the development perimeter)
• Show individual tree locations along western plat boundary. Include notes in the grading plan to
protect existing trees.
• All retaining walls 4’ or greater in height will require a building permit and must be designed by
a registered MN Professional Engineer. The retaining wall within Outlot A will be owned by the
City – provide basic information in the final plans: (product type, approximate lateral
reinforcement, a standard detail for wall construction showing free draining backfill, etc.).
o Select a material/supplier from MnDOT’s prequalified list of Prefabricated Modular
Block Wall (PMBW) suppliers. https://www.dot.state.mn.us/products/walls/pmbw.html
▪ Shop drawing and product submittals shall be reviewed and approved by the
City Engineer.
• The retaining wall along the proposal roadway will require a guardrail
for vehicle fall-protection. The engineer certifying the retaining wall
should include analysis for any loads received by the guardrail and
possible negative effects to the retaining wall.
• Retaining wall foundation will be subject to standing or frozen water in
winter conditions. Include discussion in engineering review.
▪ Watermain and sanitary sewer will not be allowed within the retaining wall
geogrid or reinforcement zone.
o Retaining walls over 30” in height will require railings or fencing
