Response: Added as requested. <br />· Included “Reviewed and Approved for Construction” signature line for City Engineer to <br />memorialize the plans as approved. Response: Added as requested. <br />· Under Storm Sewer Notes: RCP is the only approved storm sewer material. Response: The HPDE <br />pipe option has been removed; it is noted that RCP is the only material allowed. <br />· Under Watermain Notes: Copper Type K is the only approved water service material. Response: <br />The plastic pipe options has been removed; it has been noted that Copper Type K is the only <br />approved material. <br /> <br />Grading, Drainage, and ESC Plan (C1.1) <br /> <br />· Grading and construction within Ramsey County right-of-way will require a Ramsey County <br />right-of-way permit. Update these plans with any County requirements (retaining wall removal, <br />guard rail removal, etc.) Response: Rasmey County provided comments on August 11th. Their <br />primary request was to remove the retaining wall and guard rail. The developer does not wish <br />to do this as it would increase grading costs, require replacement of the existing gas line, and <br />remove existing screening vegetation. A small portion of the guard rail will necessarily need to <br />be removed for the entrance. <br />· Temporary and final stabilization methods are tabulated in the SWPPP on sheet C4.2 but are not <br />depicted visually in sheet C1.1. Define the temporary and permanent erosion control and final <br />stabilization methods. <br />o Steep slopes 3:1 or greater should be vegetated with a low or no maintenance plant <br />types. Response: An additional plan sheet (C1.2) has been added to the plan set. <br />This is an erosion and sediment control plan. It denotes the 3:1 slopes areas <br />(approximately) that should be restored with low maintenance seeding (MnDOT <br />Seed Mix 25-131.) <br />o The filtration basin detail and notes on sheet C3.6 have good information are a <br />little open ended. Response: The detail has been revised to (hopefully) provide <br />additional clarity. <br />· Provide silt fence at all downgradient locations around the development to prevent erosion <br />from leaving the site (this pertains to the majority of the development perimeter). <br />Response: Additional silt fence (or bio-rolls) have been added along the west and east <br />property lines. Since the existing trail is a highpoint and is draining toward the property, no <br />silt fence is shown along the north and northwest property lines. <br />· Show individual tree locations along western plat boundary. Include notes in the grading plan to <br />protect existing trees. Response: This survey work has not been completed at the time of the <br />revised plan preparation. <br />
