MINUTES OF THE REGULAR MEETING <br />CITY COUNCIL <br />LITTLE CANADA, MINNESOTA <br />NOVEMBER 30, 2022 <br />Pursuant to due call and notice thereof a regular meeting of the City Council of Little Canada, <br />Minnesota.was convened on the 30th day of November, 2022 in the Council Chambers of the City <br />Center located at 515 Little Canada Road in said City. <br />Mayor John Keis called the meeting to order at 7:30 p.m. and the following members of the City <br />Council were present at roll call: <br />CITY COUNCIL: Mayor Keis, Council Members Miller, McGraw, Torkelson and Fischer. <br />Absent: None. <br />ALSO PRESENT: City Administrator Chris Heineman, Parks & Rec/Community Services Director <br />Bryce Shearen, Public Works Director Bill Dirks, City Clerk/HR: Manager Heidi Heller and <br />Community Development Director Corrin Wendell. <br />MINUTES <br />Miller introduced the following resolution and moved its adoption: <br />RESOL UTION NO. 2 022-11-13 0 — APPR O VING THE MINUTES OF THE NO VEMBER <br />16, 2022 WORKSHOP AND THE NOVEMBER 16, 2022 REGULAR MEETINGS AS <br />SUBMITTED <br />The foregoing resolution was duly seconded by Fischer. <br />Ayes (5). Nays (0). Resolution adopted. <br />ANNOUNCEMENTS <br />The Parks & Rec/Community Services Manager announced that the Cookies with Santa event will be <br />held on December 3, 2022 from 1:00 p.m. to 3:00 p.m. at the Little Canada City Hall. He reported that <br />there would be live reindeer there again this year. <br />PUBLIC COMMENT <br />None. <br />PUBLIC HEARING — CONSIDER PRELIMINARY PLAT & VARIANCES FOR A SINGLE- <br />FAMILY RESIDENTIAL DEVELOPMENT (VILLAS OF GERVAIS LAKE) AT 0 <br />EDGERTON STREET <br />The Community Development Director reported that the City has received a Preliminary Plat and <br />Variance request from Cara Builders, LLC, to construct a single-family community with seven single- <br />family homes. She stated the proposal complies with the R-1, Low Density Residential zoning district <br />and is in alignment with the Low Density Residential guided land use in the Comprehensive Plan. She <br />stated that the variance request is for reduced lot depth from 130 feet to 98.50 feet and reduced rear <br />yard setbacks from 40 feet to 30 feet. She noted that all of the lots meet the minimum 10,000 square <br />footage requirement. <br />
